A Snag List is a detailed report highlighting any snags, defects, unfinished, or incomplete work that your builder or developer has not addressed.
It also serves as a formal record of any shortcomings. Should issues reoccur after you’ve moved in, your Snag List report can assist with recourse against the builder, ensuring problems are rectified properly.
Why Have Your Property Snagged?
A Snag List is the final safeguard between you and your developer before a significant financial handover takes place.
Having your new property professionally snagged is essential to guarantee a high-quality finish, helping you avoid costly and inconvenient issues after you move in.
Many new developments are built on a subcontract basis, where speed often takes priority over quality. This can lead to an unsatisfactory finish. On average, the cost of fixing snags in a new build can reach €3,000—far more than the cost of an inspection.
When Should You Have Your Property Inspected?
The best time to have your property inspected is before the completion of the sale and ideally before moving in.
However, under schemes such as HomeBond or Premier Guarantee, the developer may still be liable for certain repairs for up to one year after you take possession.
Never feel pressured into carrying out a Snag List too early. Builders often request inspections before the property is fully finished, which can result in missed defects.

How Soon Can We Inspect Your Property?
We aim to inspect your property within 48 hours of your enquiry (subject to availability).
We operate 5 days a week and will arrange a time that works best for you.
Can I Be Present at the Inspection?
Yes, you are very welcome to attend.
If you’re unavailable due to work or personal commitments, we can meet directly with the builder on your behalf.
How Long Does the Inspection Take?
Typically 1–4 hours, depending on the size and complexity of the property.
When Will I Receive My Snag List Report?
You will receive your report within 48 hours of the inspection.
Who Else Receives a Copy?
A copy of the report is sent to the builder.
If required, we can also forward it to your solicitor.
Do Snag List Solutions Provide After-Care?
Yes. We offer free after-care support via phone or email to answer any questions or concerns—before, during, or after the inspection process.
If your builder resists rectifying issues, we can liaise directly with the foreman on your behalf to ensure problems are resolved quickly.
Do You Offer a Follow-Up Inspection?
Yes. We provide an optional follow-up inspection to confirm all work has been completed. This service is offered at a reduced rate, starting from €100, depending on property size.
Should I Use a Builder’s Recommended Snagging Company?
No.
It is vital to use an independent inspection company to ensure your interests are protected. A builder-recommended inspection may overlook costly or difficult-to-fix issues, leaving you at risk.
